Hi everyone,

There's been a lot of buzz lately about the National Association of Realtors (NAR) settlement. Let's clear things up!

The Headlines: You might have seen sensationalized news about the settlement. Don't worry, NAR President Kevin Sears has a helpful video explaining the details:

What's Changing: The settlement (pending court approval) will bring some adjustments:

Buyer Representation: Real estate agents will need written agreements with buyers outlining duties and compensation for the agent's broker (like Tierra Antigua in my case). This is already common in some states but may become national.

Compensation Disclosure: The Multiple Listing Service (MLS) won't show if a seller offers buyer agent compensation. Sellers can still offer it, but details won't be on the MLS. How this will work is still unclear.

Who's Protected: This settlement protects brokers with smaller sales volume (under $2 billion in 2022) from this and similar lawsuits. Tierra Antigua, Southern Arizona's largest local real estate company, wasn't involved in any lawsuits and will likely only need minor adjustments.

Year to date average days on the market: 75 days

As of April 15th active listings: 2157 

As of April 15th under contract: 1641 

From March 15th - April 15 sold listings: 1086

Sale to original list price ratio: 96.8%

There is a high demand for properties that are updated and on a desirable lot in the price range of 1 - 1.5 million.
