I am often asked if this a good time to buy or sell?

After reviewing the Tucson Housing Report for February 2025, it’s clear that despite listing inventory being higher than in February 2024, key market indicators—including median list and sale prices, the sale-to-list price ratio, sales volume, average days on market, and year-to-date home sales—remain nearly unchanged from the previous year.

We have not yet to transition into a true buyer’s market. Instead, the market appears balanced, with well-priced homes selling quickly, while those that are overpriced often see price reductions. Notably, the $1,000,000+ segment is outperforming the broader market, as luxury buyers are increasingly drawn to Tucson’s homes and competitive pricing compared to other resort-style communities. Tucson has been discovered due to our beautiful weather and home prices still lower than highly desirable destination resort style locations.

February Sales - 1056 up 5% from the previous year

Median Sale Price - $371,140 up 1.7% from the previous year

Average Sale Price - $450,882 up 5% from the previous year

Price Per Square Foot - $232 up 2.4% from the previous year

February New Listings - 1930 up 17% from the previous year

Average Days on Market - 57 days 

Active Listings - 4499
